How this works. The ranges come from our own project history — we've run this work across all 47 cities of San Diego County since 2026. Low end of the range assumes good access and nothing unusual. High end reflects older homes, tight access, deferred maintenance, or HOA documentation steps. Final number is always flat-rate, confirmed before any tools come out.

Is this estimate binding?

Why do coastal and backcountry estimates run higher?

Coastal labor accounts for longer material prep (salt-rated products, marine-grade fasteners). Backcountry accounts for a longer drive time — we run dedicated backcountry routes rather than same-day. Central, inland, and South County are at base rates with no travel surcharge.

Does the estimate include materials?

It depends on the project. Labor-only items (TV mounting, sticking door, pressure washing) exclude materials since there are none of consequence. Other items include standard materials (caulk, drywall mud, screws, small hardware) — specialty items like specific tile, custom paint color, or premium hardware are quoted separately after walkthrough.

What if the job turns out bigger than the estimator suggests?

We tell you before we start additional work. If a drywall repair opens up and we find water damage, we stop, photograph it, and walk you through the added scope + cost before continuing. You approve the number; then we continue. No surprises on the invoice.

Do you charge a diagnostic or trip fee?

No diagnostic fee. No trip fee anywhere in San Diego County. The estimate you see here is the pricing shape; flat-rate quote replaces it once we talk.

What tasks are out of handyman scope?

New electrical circuits (C-10 electrician required), major plumbing rough-in or re-pipes (C-36 plumber), full roof replacement (C-39 roofer), refrigerant work on HVAC (C-20), and anything load-bearing (structural engineer). We refer to trusted partners when a job crosses those lines.
